How do we do it?

What is ‘open market value’?
Open Market Value is a recognised industry definition and is usually defined, as the best price a willing buyer would pay a willing seller for a property in the open market. In other words, it’s usually the best sale price you could reasonably expect to achieve if you had time to wait and sell the property through the usual channels. ‘Open market Value’ is a definition used by the Royal Institute of Chartered Surveyors and is accepted as the usual method of defining a property’s current worth in the open market. It is a definition used by property valuers, estate agents and major banks and building societies throughout the UK.
So who values my property? You?
No. An independent firm of Chartered Surveyors will value the property. Initially, after our initial free consultation, we will appraise your property on the basis of the information you provide. One of our Directors will then advise you whether we want to offer on the property and at that time we will make you an offer, in writing, subject to contract. All this usually takes just a few hours from your first call. You are not obliged to accept this offer. However, we will undertake to keep this offer open for a period of two weeks so that you can consider your options and take advice if necessary. Our offer is subject to contract and does not commit you in any way. If you accept our offer we will then commission an independent valuation report and pay for the costs of this valuation ourselves. We undertake to instruct an independent practice of chartered surveyors to value your property. We guarantee that the valuation surveyor will be a professional Member or Fellow of the Royal Institute of Chartered Surveyors and in most cases he or she will also be a regional ‘panel’ valuation surveyor. This is someone that is regularly appointed by banks and building societies in the local area to act on their behalf and is, therefore, an experienced professional. We will tell you whom we intend to appoint before we appoint them.
What if my property needs some work?
We are property developers too, so if your house needs work, don’t worry. We aren’t put off if your property needs a lick of paint – or even a new roof or damp course. It’s what we do! We have our own ‘makeover team’ of experienced tradesmen that can redecorate or completely renovate the property before we add it to our managed rental portfolio or list it for re-sale in due course.
What does it all cost me?
We do not charge you a penny for our services. We are simply looking to buy houses quickly and it’s in our interests to make the process as fast and hassle-free as possible.
